Top 5 prioritized fixes
- Rewrite the title around parking, the historic house or pets. The original was generic, all caps and named no selling points. High impact · Low effort
- Replace the cover photo and fix the first five. The kitchen was the cover; photos had no captions or room grouping. High · Low–Med
- Rewrite the description. Five short sentences, with no mention of pets, laundry, streaming or Grayson Stadium. High · Low
- Soften the house-rules wording and fix a typo in quiet hours. Med · Low
- Verify the STVR certificate requirement. No number was visible; whether the rule applies was not verified. High (risk) · Low
Before and after
Before: title
Generic, written in all caps, and repeated the bedroom count Airbnb already shows. It mentioned none of the home's selling points. (Described rather than quoted, to keep the listing anonymous.)
After: title options
Century-old MidTown home, free 2-car parking (44 characters)
Pet-friendly 2BR near Grayson Stadium + parking (47)
High-ceiling MidTown 2BR, driveway, pets OK (43)
Before: description
A very short "The space" section of five sentences, with no mention of pets, laundry, streaming, keypad entry, nearby attractions or the sleeping setup. Half the sections focused on restrictions.
After: new opening
"Stay in an updated, century-old MidTown home with high ceilings, an open kitchen, and free driveway parking for two cars, which is rare in Savannah. It's under 2 miles from River Street, close to Grayson Stadium for Savannah Bananas games, and pet friendly (1 pet)."
The sample makes no prediction about bookings or revenue. Prices change daily.

Built for the Lowcountry market
Savannah has about 1,675 licensed short-term rentals, according to the City's public STR portal. With that much nearby competition, small details in your title, photos and price decide which listing a guest clicks.
I'm based in Pooler and audit listings in Savannah's historic district, Victorian district, MidTown and Southside, on Tybee Island, and in Pooler. Comps come from real local searches for your dates and guest count, not national averages.
Savannah STVR rules
The City of Savannah's short-term vacation rental rules include showing the certificate number in listings where the rule applies. Every audit checks whether yours is visible and points you to the source. This is a visibility check, not legal advice.
How it works
Three steps
- Send your listing link. Email the public Airbnb link and anything that's bothering you about it.
- I review and benchmark it. I score every section and compare it with comps I pick by hand in your area.
- You get your report. A PDF with the score, ranked fixes and paste-ready copy, plus a call on the Full and Portfolio tiers.
FAQ
Questions, answered
Do you need my Airbnb login?
No. I work only from your public listing page, the same view a guest has. I never ask for a password or dashboard access.
How long does it take?
Snapshot: 3 business days. Full Listing Audit: 5 business days. Portfolio: 7–10 business days for up to 5 listings, with larger batches in groups of 5.
Do you audit Vrbo or Booking.com listings?
Airbnb only at launch. Vrbo is coming once the comp method has been tested on it.
What do I receive?
A PDF report with your score out of 100, prioritized fixes and rewritten title options. The Full Audit adds a full paste-ready description, a photo order with captions, a 5–8 listing comp table, a .docx of the copy, a 20-minute call and a 30-day re-check.
Will you change my listing for me?
No. You stay in control of your listing. Everything is written so you can paste it in yourself in an afternoon.
Can you guarantee more bookings?
No, and no honest auditor can. Bookings depend on season, price, demand and the property itself. The audit shows what's holding the listing back and what to fix first.
Is this legal advice on permits?
No. I check whether a Savannah STVR certificate number is visible where the City requires it and link to the City's rules. Questions about your permit go to the City.
I manage several listings. Is there a discount?
Yes. The Portfolio Audit is $299 per listing for 3–5 listings and $269 per listing for 6 or more, with a portfolio summary and a team call.
What's your refund policy?
If I haven't started your audit, you get a full refund. If you're unhappy with a delivered audit, tell me within 7 days and we'll work it out.
Ready for a second look?
Send your public Airbnb listing link and which tier you're interested in. I'll reply personally.
